  • Am I required to make my property available to Section 8?

  • Are you licensed?

  • Can I reach you after hours?

    Yes, anytime you need us we are here to help. We understand how busy our clients are and are always willing to go the extra mile to ensure things are handled in a timely manner!
  • Can you put the money directly into my account?

    Yes.
  • Do I get to see the lease or sign it?

    Definitely, you can view and sign your lease online. Additionally, you will always have access to all documentation pertaining to your lease directly through the owners portal.
  • Do you sell real estate too?

    Yes we do, we can help you find the property that best fits your needs. Additionally, if at any point you decide to sell one of your investment properties, we offer a discounted fee structure exclusive only to existing clients.
  • How and when do I get my checks?

    Tenants pay between the 1st and 5th of every month and then you will be paid directly into your account between the 6th and 8th of every month.
  • How is rent collection handled?

    All rent is handled directly through a smart software called Buildium which helps us manage payments, requests and everything else needed to ensure a smooth and effortless process.
  • How long of a lease do you sign?

    Typically leases are for a minimum of 12 months because most communities do not allow for shorter terms. However, if you own a home in a community that does allow so, we can accommodate that as well.
  • How much security deposit do you charge the tenant?

    Normally we charge between 1-2 months security deposit, depending on the tenants credit and background check.
  • How soon can you start managing my property?

    As soon as you need us too.
  • What type of properties do you manage?

    We manage residential and commercial properties.
  • What type of reports do I get and how often?

    You get your monthly payment report and whenever you log into the owners portal you can access all documents regarding your property. This can also be accessed at any time on your mobile device.
  • Who holds the tenant security deposit?

    Security deposit is held in an escrow account by our company that does not bear any interest in accordance of Florida Law.
  • Are inspections done to my property?

    We normally do inspections before each lease renewal (every 12 months) to check the conditions of the property and if we find anything that needs to be addressed we notify the tenant and they have 15 days to fix it.
  • What happens if a tenant pays late?

    If tenant pays late we charge a $50 late fee after the 5th of each month.
  • What happens at the end of the lease?

    At the end of the lease, if a tenant does not renew, we do final inspections of the property and if there are any damages we take care of them so we can find a new renter quickly.
  • Will I be charged for lease renewals?

    Lease renewals are not charged, you just continue to pay the monthly management fee.
  • What do you do to find a good prospect for my property?

    We run a background check, credit report and eviction report on each person that applies. We also check work and rental history.
  • Can you help me with my HOA dues?

    Yes we can help you with payments and communication with you HOA.
  • Do I get reminders when it comes to tax season?

    We always send you reminders for tax payments and we will also help you out if you need an accountant or any other type of service for your property. Our mission is to help you out in every way possible!
